Sagging Floors? It May Be Your Crawl Space

sagging floor above crawl space

As you walk through your home you notice that your floor isn’t even in certain places. Your kids trip, furniture moves, and it seems at though your floors are sinking or sagging. This may be an early indication that your crawl space needs to be repaired. Unfortunately, sagging or sloping floors are an issue that most often gets worse overtime.

While a sagging floor may feel like a cosmetic problem, it is potentially indicative of a more serious problem in the foundation of your home. You do not want to let this symptom go unchecked. It is important to know what could be causing the problem but also what the experts at Missouri Foundation and Foam can do to fix it before it’s too late.

There are three main reasons that could cause crawl spaces to experience structural sinking or sagging:

1. Columns Begin to Settle: When a crawl space is built columns made of concrete, bricks or even wood are installed throughout the crawl space to support the weight of the structure above. Over time, these columns will settle and as they sink they provide less stable support to a home and the floors above.

Solution: To repair your settling crawl space, you need to re-stabilize the area. You can achieve this goal by using structural support products such as crawl space support piers. These piers are helical piers or steel push piers that are installed in the crawl space to hold up the foundation where the support posts are failing.

2. Spacing of support columns: Sometimes support columns in a crawl space may have been placed too far apart at installation, and the support beam linking the columns and helping to hold the structure up starts to sag, causing a ripple effect.

Solution: You may want to consider reinforcing support with the installation of crawl space repair jacks. These are a useful foundation repair product that provides a permanent solution to these problems. Jacks will provide a solid support for sagging and undersized beams, which restores stability to sagging floor joists in a crawl space. Once installed in your crawl space, support posts can correct problems such as sloping and overly springy floors, interior wall cracks, and out-of-level door frames.

3. Rot Weakened Wood: If the columns and other materials inside the crawlspace are made of wood, exposure to natural elements could cause deterioration over time.

Solution: The Experts at Missouri Foundation and Foam can install a Vapor Barrier  to encapsulate the space which will keep out moisture that can speed up the rotting process of the wood. Our experts attach this barrier to the walls, floor, and supporting columns to seal the area. This will prevent and treat moisture content and mold.
